The Nicholsons Centre, Maidenhead

Vixcroft acquired the Nicholsons Centre in March 2015.  The centre stands on the site of the Nicholsons Brewery, which closed in 1960. The Centre comprises 200,000 sq ft and was developed in phases between then and 1995 and is anchored by a 792 space car park.It comprises the most important retail element in Maidenhead.

In June 2015, Vixcroft completed an agreement to relocate and downsize WH Smith, releasing space which is being reconfigured to form a new anchor store to be occupied by H&M, who will open their new store at Easter 2016.  H&M will augment large stores occupied by Next and Topshop.  In 2016 Vixcroft commenced a mall refurbishment programme to improve the Centre’s aesthetic appeal and capture the town’s new potential, in part driven by the construction of Crossrail, scheduled to open in 2018, linking the town centre to central London.

Since purchase, Vixcroft has;

  • Completed an agreement to introduce a new anchor store 
  • Completed 12 new unit shop lettings
  • Completed 9 lease regearings 
  • Devised plans for improved catering within the Centre
  • Worked with the local authority, the Royal Borough of Windsor and Maidenhead, to devise plans for the extension of the car park and the creation of a new mall linking to a high-density, mixed-use development planned for the site neighbouring site to the south, and which will create a new route linking the High Street to the town’s rail station, through The Nicholson’s Centre.
  • Work is underway to devise a rebranding scheme to reflect an enhanced role and function for the Centre

The new lettings completed by Vixcroft will improve the centre’s footfall and performance.  Despite its prosperity, however, the town’s performance, is sub-optimal and Vixcroft’s work will support an improvement in performance.
