Yorkshire House, Liverpool

Yorkshire House is well located in central Liverpool, close to Moorfields Merseyrail station and Lime Street mainline rail station and a short walk away from the main shopping centre.

When this period property was acquired in 2006 it was in a dilapidated condition having been vacant for many years. The building was re-purposed to meet modern occupational requirements: -

  • Planning permission secured for the construction of a seventh floor office penthouse.
  • The floorplates  were reconfigured to create modern attractive office space with comfort cooling and new passenger and disabled access lifts.
  • The basement was adapted to form two levels of secure underground car parking, accessed via a car lift.
  • The sensitive refurbishment of the external elevations, period entrance hall and common areas.

The property was successfully let in 2011 and 2012 to local and regional companies on a floor by floor basis, and in that period it attracted more lettings than any other comparable building in Liverpool.

The re-purposing of the building tripled rental value and doubled the valuation multiplier, releasing significant inherent value.
